Lender : Looking for an amazing loan for your 1-4 unit rental property? Does 10% down with no PMI sound good to you? It does to me. This is my preferred lender in the Western States, not just Idaho. Call Erin or Scott in the Idaho Falls branch with Mountain America Credit Union and ask about their Investor Portfolio Loan programs. Low down payments and low interest rates on investment loans. You can get up to 12 loans with them that do NOT count toward your 10 max Government loans since they hold them all in-house. https://www.macu.com/
Property Management : A Great property manager is hard to find. The only one I can recommend in the Eastern Idaho area is CTR Dream Homes. They only accept good condition properties that attract good tenants. They do not take on slumlord properties. Lender : These guys actually can service Nationwide, but are a little strict on certain requirements, but is worth a try to get a 10% down payment on a 1-4 unit property. Lender Multiple States
You’ve probably heard of Quicken Loans. Did you know that they also provide investment loans for 1-4 unit properties? They do and CAN do them at 15% down as well. There is a PMI with that but it may still be worth it for the right property. I’m all about getting a property with as little down as possible as long as it cash flows. HELOC on rental property- Multiple States
Not many banks or other lenders will provide a HELOC on a rental property. It took me a long time to find a few that do but of those few this was the only one that would do it on a Four Plex. The others would only do it for Single Family homes.
